UAE Consumer Rights & Jurisdiction
Effective June 2026
1. Governing law
All services, bookings, and owner arrangements provided through Private Sky Residences are governed by the laws of the Emirate of Dubai and the federal laws of the United Arab Emirates, including without limitation Federal Decree-Law No. 15 of 2020 on Consumer Protection and its implementing regulations.
2. Jurisdiction
Any dispute, claim, or controversy arising out of or relating to our services shall be subject to the exclusive jurisdiction of the courts of Dubai, UAE, unless mandatory consumer protection rules require otherwise.
3. Consumer rights
- The right to receive accurate information about residences, pricing, and stay conditions before confirming a booking.
- The right to a written quote and confirmation prior to payment.
- The right to have personal data handled in accordance with UAE Federal Decree-Law No. 45 of 2021 on Personal Data Protection.
- The right to lodge a complaint with the Department of Economy & Tourism (DET) or the UAE Consumer Protection Department.
- The right to fair, transparent, and non-discriminatory treatment throughout the booking and stay lifecycle.
4. Tourism & hospitality licensing
Stays at residences within our portfolio are arranged in coordination with licensed operators registered with Dubai's Department of Economy & Tourism (DET) and, where applicable, the Dubai Land Department (DLD) holiday-homes framework. Tourism Dirham (municipality fee) and applicable VAT (currently 5% under UAE Federal Decree-Law No. 8 of 2017) are charged in addition to quoted rates unless explicitly stated otherwise.
5. Pricing & currency
All quoted prices are in AED unless stated otherwise. Currency conversions, if shown, are indicative and not binding. Final payment is processed in AED in accordance with UAE Central Bank regulations.
6. Cancellations & refunds
Cancellation, refund, and modification terms are set out in the booking confirmation. Statutory UAE consumer-protection remedies remain available where applicable. Refunds, where due, are processed to the original payment method within 14 business days.
7. Complaints & dispute resolution
We aim to resolve concerns within 7 business days. Please contact info@privateskyresidences.com with your reference number. Unresolved matters may be escalated to:
- Department of Economy & Tourism (DET) — Ahlan Dubai service
- UAE Consumer Protection Department — Ministry of Economy
- UAE Data Office — for personal data complaints
8. Anti-money-laundering & KYC
We comply with UAE Federal Decree-Law No. 20 of 2018 on AML/CFT. Guests and owners may be asked to provide identification (passport, Emirates ID, or equivalent) and proof of source of funds where required by law or by our partner residences.
9. Modern slavery, anti-bribery & ethics
We operate a zero-tolerance policy toward bribery, corruption, human trafficking, and modern slavery, in line with UAE Federal Law No. 51 of 2006 and applicable international standards.
