Refund Policy

Effective June 2026

1. Processing fees

Certain payment processing fees charged by third-party payment providers may be non-refundable, even where a refund is otherwise approved.

2. Approved refunds

Eligible refunds may be issued in cases including:

  • Approved cancellations made within the applicable cancellation window
  • Property unavailability arising before check-in
  • Significant operational issues materially affecting the stay

3. Refund timing

Approved refunds are generally processed within 5–14 business days. The time taken to appear on your statement depends on your bank or card issuer.

4. Non-refundable circumstances

Refunds may not be available for:

  • No-shows
  • Unused nights
  • Last-minute cancellations
  • Personal travel disruptions (flight changes, visa issues, schedule changes)
  • Dissatisfaction unrelated to material property conditions

5. Disputes

Refund disputes should first be raised with our billing team at billing@privateskyresidences.com before any chargeback request. We aim to respond within 5 business days.
